Stamp Duty Land Tax (SDLT) is a tax you pay when buying a property in England or Northern Ireland. It is one of the largest upfront costs in a property purchase and is often overlooked when buyers calculate how much they need to save. This calculator works out your SDLT bill instantly based on the purchase price, whether you are a first-time buyer, and whether you are buying an additional property.

First-time buyers benefit from a relief that reduces or eliminates stamp duty on the first £425,000 of a property purchase — a significant saving that can make the difference between a purchase being affordable or not. However, this relief only applies if the property costs £625,000 or less. If you are buying a second home or investment property, an additional 3% surcharge applies on top of the standard rates.

Stamp duty is due within 14 days of completing a property purchase and is usually handled by your solicitor or conveyancer as part of the completion process. Use this calculator before making an offer so you know exactly what you will owe — and factor it into your overall budget alongside your deposit, legal fees, and survey costs.

The calculator applies the current SDLT bands for England and Northern Ireland. SDLT is charged in slices — different rates apply to different portions of the purchase price, not to the full amount. For standard purchases: 0% on the first £250,000, 5% on £250,001–£925,000, 10% on £925,001–£1.5m, and 12% above £1.5m. First-time buyer relief replaces these with 0% on the first £425,000 and 5% on £425,001–£625,000 (for properties up to £625,000). The additional property surcharge adds 3% to each band.

Note that different rules apply in Scotland (Land and Buildings Transaction Tax) and Wales (Land Transaction Tax). This calculator covers England and Northern Ireland only. Rates are based on the rules in effect as of 2026 and may change in future budgets — always confirm the current rates with your solicitor before completing a purchase.
